Caravan Rules and How To Add and View a Caravan Listings

GAOR Caravan Rules

Member REALTORS®

Members who have listings that meet any of the following criteria will appear on our Caravan Report:

  • Open House Scheduled: Wednesdays or Fridays | Between the hours of 10 a.m. to 1 p.m.
    – and –
  • Within the Glendale / Sunland / Tujunga / Shadow Hills Areas
    – or –
  • Outside the Glendale / Sunland / Tujunga / Shadow Hills Areas

Non-Members REALTORS®

Non-Members who have listings with the following criteria will appear on our Caravan Report:

  • Open House Scheduled: Wednesdays or Fridays | Between the hours of 10 a.m. to 1 p.m.
    – and –
  • Within the Glendale / Sunland / Tujunga / Shadow Hills Areas
    Listings outside these areas will not appear on our Caravan Report.

You are also invited to pitch your listings, whether they are within or outside our GAOR areas at our Town Hall Meeting at 9 a.m. before a Caravan start time of 10 a.m.

All REALTORS®

All REALTORS® who do not have a listing in a GAOR CARAVAN are still welcome to join our weekly Town Hall meeting to pitch a property:

Caravan

Please note that we offer two different Caravans each week:

  1. Glendale Caravan (Wednesdays, 10a – 1p)
  2. Sunland / Tujunga / Shadow Hills Caravan (Fridays, 10a – 1p)

Caravan Rules

QUALIFICATIONS:

For Members: Listings for ALL areas within and outside the Glendale Coverage areas will be accepted into the Glendale Caravan.

For Non-Members: ONLY listings within the Glendale Coverage area will be included in the GAOR Caravan Reports.

REQUIREMENTS:

  • Listings Must Be ‘ACTIVE’
  • Open house time blocks are mandatory between the hours of 10:00 a.m. to 1:00 p.m.
  • Listings must be posted as an Open House in Matrix or other MLS Systems by 5:00 p.m. the day before Caravan. 
  • You are highly encouraged to pitch your Caravan listing prior to Caravan hours at our Town Hall Meeting.

Re-Caravan Rules

RE-CARAVAN is allowed for properties that have met either of the following criteria:

  • 45 DAYS passed from the last caravan
  • 5% Price Reduction (from prior listing price)

Glendale Coverage Area:

  • 624 – Glendale-Chevy Chase/E. Glenoaks
  • 626 – Glendale-Northwest
  • 627 – Rossmoyne & Verdu Woodlands
  • 628 – Glendale-South of 134 Fwy
  • 634 – La Canada Flintridge
  • 635 – La Crescenta/Glendale Montrose

The Sunland / Tujunga / Shadow Hills coverage areas:

  • 659 – Sunland/Tujunga
  • 672 – Shadow Hills

Compliance

  • Only Properties Pitched Live Will Have Pictures Shown at The Caravan Meeting.  
  • A $50 FINE will be assessed for failure to provide access to the property for inspection to agents during the prescribed Caravan Hours of 10:00 A.M. to 1:00 P.M.

Property Pitch Rules

Property pitches that are not in Caravan are allowed during the Town Hall live meeting.

QUALIFICATIONS:

Members and non-members who belong to an AOR are welcome to pitch listings that fall within and outside the Glendale Coverage area. 

REQUIREMENTS:

If you are not ready to be published in GAOR’s Caravan Report, pitches are allowed at the Town Hall. To ensure your images get shown, please notify GAOR before the start of the meeting and provide both the MLS number and the Address.      

Submissions with Incorrect Listing Numbers May Be Omitted from Caravan

Let’s Get Started

Any member who has a listing WITHIN the Glendale* or Sunland/ Tujunga/ Shadow Hills** areas and has added their listing as an Open House on Wednesdays or Fridays respectively, covering the hours of 10 a.m. to 1 p.m. will automatically appear on our published Caravan List.
Your caravan hours can be longer.

Any non-member who has a listing WITHIN the Glendale* or Sunland/ Tujunga/ Shadow Hills** areas
and has updated their MLS system (e.g. Flex, CLAW) to include their listing as an Open House on Wednesdays or Fridays respectively, covering the hours of 10 a.m. to 1 p.m. will automatically appear on our published Caravan Lists.
Your caravan hours can be longer.

Any member or non-member that does not have a listing on our published Caravan List is welcome to pitch a property at our Weekly Town Hall. Please complete the form prior to the start of the meeting at 9:00 a.m.
