Starting 11/19, CRMLS will be reducing the window of time before resetting CDAM from the current 90-days to be only 30-days.

Any property that was previously listed in the MLS, and is then being relisted as a new listing, on or after November 19 will have their CDAM calculated based on the property being off-MLS for 30 days instead of 90 days. Please note, if the property has transferred ownership CDAM will also reset to zero on the first day of the new listing.

For a property that has been relisted prior to 11/19, the CDAM calculation will still be based on the old rule of 90 days until the vendor operating the search platform can manually adjust these existing listings to match the new rule. 

No action is required of you, however you will notice a change in listing data accordingly. 

This change is coming based on a reevaluation of how best to display the current market. Previously, it took several months to create an accurate market analysis. Now with faster information tools, we’ve found that a complete picture of the market can be more accurately reflected in just a 30-day period.
