C.A.R. has released the Fire Hardening and Defensible Space Advisory, Disclosure, and Addendum (C.A.R. Form FHDS). For transactions that close on or after July 1, the new FHDS should to be added to the Agreement by addendum or counter for any transaction that requires a TDS and is in a High or Very High Fire Hazard Severity Zone. New Simulation Training Supports Agents in Fair Housing Efforts The National Association of REALTORS® announces the launch of its new fair housing training platform, Fairhaven. Available to all 1.4 million NAR members, the interactive online simulation helps learners identify, prevent, and address discriminatory practices in real estate. In the fictional town of Fairhaven, agents work against the clock to sell homes while confronting realistic scenarios where discrimination can occur. In each interaction with clients and colleagues, learners make choices and receive feedback they can apply to daily business interactions. The training also puts the learner in the shoes of a client experiencing discrimination and includes powerful testimonials demonstrating the impact of housing discrimination in real people's lives. Make sure you're adhering to fair housing principles by exploring the town of Fairhaven to help identify and combat discrimination in home buying.

Just to recap, January is a busy month for paying both Annual Membership Fees and MLS Fees. On THE FIST DAY of every year, your Association Membership Fees are due. This year, we are giving members 30 days to pay those fees. A GAOR Late Fee of $35 will be assessed beginning February 1st A C.A.R. Late Fee of $30 will be assessed beginning March 1st In THE FIRST MONTH of every year, the first of FOUR MLS quarterly installments is also due. This year the first installment is due January 11th. In accordance with the MLS system’s long-standing focus on creating an efficient, there are rule changes that re-affirm that MLSs and brokerages, as always, must provide consumers all properties that fit their criteria regardless of compensation offered or the name of the listing brokerage. While NAR has long encouraged buyers’ agents to explain how they expect to be paid, typically through offers of cooperative compensation from sellers’ agents, there will be a rule that more definitively states that buyers’ agents cannot represent their services as free to clients. Finally, with the seller’s prior approval, a licensed real estate agent will have access to the lockboxes of properties listed on an MLS even if the agent does not subscribe to the MLS. Read More…

As part of its commitment to addressing racial injustice in America, the National Association of Realtors® has begun circulating a new 50-minute implicit bias training video to its members and association staff. Partnering with the New York-based Perception Institute, NAR’s online video draws upon recent research to illustrate how the human brain’s automatic, instant association of stereotypes with particular groups can cause people to treat those who are different from them unfairly. The Glendale Association of REALTORS® adheres to the C.A.R. guidelines (Log In Required) for showing properties using social distancing methods. In short, NO Open Houses are allowed under COVID-19. Your office must have a policy that complies with CDC and CAL-OSHA guidelines, if your office doesn’t have one, then I suggest adopting the California Association of REALTORS® BPPP guidelines. Specifically: Sellers Providing Declarations Arranging showings Viewing the Property Provision of Sanitation Products and Protocols Cleaning and Disinfecting the Property Visitors Agreeing to “Posted Rules for Entry”
