Masks are Required at Open Houses and Showings Regardless of Vaccination Status

Beginning Wednesday, Dec. 15, by order of the California Department of Public Health, masks are required to be worn in all indoor public settings, regardless of vaccine status. The key requirements of the statewide order are:  Masks are required at open houses and showings regardless of vaccination status The order will be in effect statewide beginning December 15, 2021, through January 15, 2022, at which time it may be extended Local cities/counties may continue to have stricter mask requirements In workplaces, employers remain subject to the Cal/OSHA COVID-19 Emergency Temporary Standards (ETS) but clients are required to wear masks if visiting any real estate brokerage open to the public This order supersedes all prior face covering guidance

There were plenty of reasons that the proposed creation of a rental registry was bad news for Glendale, the third largest city in Los Angeles County. It was not only unnecessary, it was going to be costly, cumbersome, and, most alarming, it would expose personal data to public scrutiny. The Glendale Association of REALTORS® understood all the complexities of the threat, and why it was so important that the measure be defeated. This is a BIG Deal for First-Time Home Buyers! L.A. Tenants Have New Protections From Landlords Who Harass Them

After years of debate, the Los Angeles City Council on Wednesday, June 23, 2021, passed an ordinance giving renters new protections from landlords who harass them. The ordinance lists a number of actions that could constitute harassment, including: Reducing the services outlined in a tenant’s lease (for example, taking away a parking space) Failing to perform necessary repairs Unlawfully entering a tenant’s unit Threatening physical harm Refusing to accept payment of rent Asking tenants to disclose their immigration status or threatening to report them to authorities Other repeated acts that “substantially interfere with or disturb the comfort, repose, peace or quiet of a tenant” Tenants will be able to sue landlords for violating any of the provisions in the ordinance. There are new disclosure requirements for properties in the City’s high fire hazard area that take effect on July 1st, 2021. Sellers of property in the high fire hazard area must provide the following documentation to a buyer: 1. provide a disclosure notice to the buyer, if the home was constructed before January 1, 2010, that includes the following statement: “This home is located in a high or very high fire hazard severity zone and this home was built before the implementation of the Wildfire Urban Interface building codes which help to fire harden a home. In Memoriam: John Withers, Jr.

With heavy hearts, this is to inform members that John Withers, Jr. passed away on Christmas Eve 2020. He was a long-standing member of the Glendale Association of REALTORS® and had just received his 45 Year Acknowledgement of Loyalty®.  John also served as past President of the Burbank Board of REALTORS®. Born May 28, 1939, he grew up in Glendale, graduated from Hoover High School then went on to earn his B.S. from the University of North Dakota. His wife of 49 years, Kay Withers, passed away in July of 2010. He is survived by his two daughters, Kristi Cousens and Kimberly Beaton. He was 81 years old when he passed peacefully at home with family at his side. His daughters are planning to hold a Celebration of Life later this year. NAR Reaches Agreement with DOJ on MLS and Commissions Rules

In accordance with the MLS system’s long-standing focus on creating an efficient, there are rule changes that re-affirm that MLSs and brokerages, as always, must provide consumers all properties that fit their criteria regardless of compensation offered or the name of the listing brokerage. While NAR has long encouraged buyers’ agents to explain how they expect to be paid, typically through offers of cooperative compensation from sellers’ agents, there will be a rule that more definitively states that buyers’ agents cannot represent their services as free to clients. Finally, with the seller’s prior approval, a licensed real estate agent will have access to the lockboxes of properties listed on an MLS even if the agent does not subscribe to the MLS. Read More…

GAOR donated $120,000 for immediate humanitarian aid in the region GLENDALE, Calif. – December 9, 2020 – In keeping with its pledge to support the humanitarian emergency in Armenia which has also affected the local community, the Glendale Association of REALTORS® (GAOR) delivered on December 3, 2020, a donation of $120,000 to Armenia Fund for humanitarian aid to civilians impacted during and after the hostilities between Armenia and Azerbaijan that have taken place this fall. In order to help share this story with the local community, GAOR President Steven Small appeared on the Glendale-based Armenian American Broadcasting Corporation (AABC) on November 6, 2020.
