ABR Designation Course – July 15-16

NAR has announced that it will provide its members with no-cost access to the Accredited Buyer’s Representative (ABR®) designation course, helping REALTORS® communicate their value to buyers in this ever-evolving real estate landscape. The ABR® course, a $295 value, focuses on “the key information and skills you need today when working with buyers, so you can be prepared to articulate and demonstrate your value and help buyers understand written buyer representation agreements,” says NAR President Kevin Sears. From late February through the end of the year, members can complete the course via a live interactive webinar or online at their own pace!

Code of Ethics - JUL 16 - 9-12

Code Of Ethics – GAOR In-person Class July 16 @ 9 a.m.!

The Due Date is December 31, 2024. NAR requires all REALTORS® take Code Of Ethics training every three years based on the NAR schedule. To meet this requirement, all REALTORS® must take an Ethics course of at least 2.5 hours by the end of this year to be compliant for the next three years. The cutoff to show proof of completion is December 31, 2024. Failure To Meet This Basic Requirement Will Result In Your Membership Being SUSPENDED Until Proof of Completion is Provided. NO EXCEPTIONS, regardless of whether you are in the middle of a transaction or not. You have two options to meet this requirement. Independence Day Holiday

The GAOR offices will be closed July 5th to celebrate Independence Day! Please have a safe holiday weekend. John Adams, an American patriot, and the nation’s second president, believed Independence Day would be celebrated annually not on the Fourth of July but on the Second. He was off by a couple of days, but he had a point. It was on July 2, 1776, that Congress declared independence from Great Britain. It’s just that it took a bit longer to adopt the Declaration of Independence, drafted by Thomas Jefferson with edits and contributions from Adams and Benjamin Franklin. So although we now celebrate independence the way Adams told his wife, Abigail, that we would — with “Pomp and Parades, with [shows], Games, Sports, Guns, Bells, Bonfires and Illuminations from one End of this continent to the other” — we do it on the Fourth. View Original Email Newsletter Here 2024 SUMMER NEWSLETTER The “Supplemental Tax Estimator” is a tool designed to help property owners estimate the “supplemental” property taxes after purchasing a home. After a property is sold and ownership transfers to a new owner, State law – under Proposition 13 – requires the Assessor’s Office to set a new assessed value for the property based upon its current market value. This value, called the base year value, should reflect the market value of the property as of the date of transfer. However, it takes time for the Assessor’s Office to analyze the required market data that will determine a property’s fair market value. By the time the Assessor’s Office values the property for reassessment and updates the pertinent records, property tax bills may already have been calculated based on the prior assessed values.
