Workforce housing properties were acquired by the cities of Glendale and Pasadena from the issuance of more than $481.5 million in tax-exempt Essential Housing Revenue Bonds through the California Statewide Communities Development Authority’s (CSCDA) new Workforce Housing Program.  The projects will be converted to rent-restricted units for low and middle-income tenants. L.A. Tenants Have New Protections From Landlords Who Harass Them

After years of debate, the Los Angeles City Council on Wednesday, June 23, 2021, passed an ordinance giving renters new protections from landlords who harass them. The ordinance lists a number of actions that could constitute harassment, including: Reducing the services outlined in a tenant’s lease (for example, taking away a parking space) Failing to perform necessary repairs Unlawfully entering a tenant’s unit Threatening physical harm Refusing to accept payment of rent Asking tenants to disclose their immigration status or threatening to report them to authorities Other repeated acts that “substantially interfere with or disturb the comfort, repose, peace or quiet of a tenant” Tenants will be able to sue landlords for violating any of the provisions in the ordinance. ALL REALTORS® are required to complete Code Of Ethics training. If you have completed your CYCLE 6 requirement, read no further.  If you haven’t, it is mandatory that you take this three-year certification to keep your NAR status active.  If you are unsure of your compliance status, you can check here.   Check My Ethics Compliance Code of Ethics Training as mandated by NAR every three years. AB 263 – Implicit bias training for all real estate licensees AB 491 – Stops discriminatory practices of treating residents of affordable housing units and mixed-income developments differently from market-rate housing units residents. AB 633 – Makes changes to current law to preserve intergenerational wealth AB 948 – Requires information to be provided to buyers and sellers on how to report discriminatory appraisals by licensed real estate appraisers Learn from the video, the importance of these measures and share it with your clients to show how REALTORS® are fighting for fair housing.

  The Glendale CRMLS Dashboard is a new feature-rich launch page.  In short, we are NOT moving users from i-Tech Rapattoni to CRMLS Matrix.  We also have no plans on removing the old log-in page — for now.     i-TECH Rapattoni and CRMLS Matrix remain as independent MLS platforms. With great sadness, the Glendale Association of REALTORS® mourns the loss of one of our cherished affiliate members. Aline Habeshian, Vice President and Senior Account Executive at ClearMark Title, lived a life of selfless giving.  Aline lost her battle with cancer on the evening of June 8, 2021. Despite many months of treatments, Aline nonetheless remained busy and active and continued to show up for events and meetings at GAOR.  She did not let illness slow her down or keep her away from her commitment to people and the activities she enjoyed. Aline has been an affiliate member of GAOR since 2011 and was our GAOR 2018 Affiliate Of The Year.  She served as the Chair of GAOR’s Affiliates Committee in 2019 and over the years participated in planning several of our memorable member and community events. Nail-biting “Suspense” as 200 Bills Fail to Advance Out of Key Hearings

May 26, 2021 Hundreds of bills failed to advance last week during a rapid-fire appropriations process known as the suspense file.   The suspense file process was introduced in the Legislature in the 1980s to promote fiscal responsibility by evaluating the costs and comparing bills before they reach the Assembly or Senate floor.   Unexpectedly, the day before the committee hearings last Thursday, President pro-Tempore Toni Atkins and Assembly Speaker Anthony Rendon announced a new limit of 12 bills per legislator, ensuring the death of hundreds of bills. Atkins reasoned that rules requiring “increased access for people to phone in public comment” made the cap necessary.   Of the 16 priority bills highlighted during the League of California Cities Legislative Action Days, 12 were placed on the appropriations committee suspense files and during those hearings, five bills had favorable outcomes for California cities. DRE License Deadline Extension is Quickly Approaching!

Last year, in response to the COVID-19 pandemic, Governor Gavin Newsom issued four executive orders that extended deadlines for certain DRE licensees and pending applicants. The most recent order, N-83-20, extended some fee payment and license requirement deadlines until June 30, 2021. That deadline is quickly approaching! The Department of Real Estate (DRE) is urging licensees and examinees in the following four groups to take action now to beat the upcoming deadline: Those whose DRE four-year license expired between April 16, 2020 and June 29, 2021 Those whose DRE license “late” renewal rights expired on or after April 16, 2020 Those who applied for a license exam and are in the two-year window to schedule an exam Those who have passed their exam, but have not applied for their license Read DRE’s Full Advisory

Eugene M. Pepper 1933 – 2021 The real estate community lost a Legend. We lost a True Friend, Gene Pepper – a man with integrity and a strong moral compass. Born in Salt Lake City January 23, 1933, passed May 5, 2021, Gene is survived by his wife of 62 years Marilyn Miller Pepper, three children: Mike (Kathy), Dana (Dave), and Tracy (Loren), and six grandchildren. After graduating from Stanford University, where he was Junior Class President, he joined the U.S. Marine Corps officer training program called the Platoon Leader Class and was elected to the top five officers (out of 176) in Marine Corps Basic School in Quantico, VA. He served as a Platoon Leader, Executive Officer, Interim Company Commander and was promoted to Captain.
